Interesting scenario.

However, everything you mention already describes SMU, yet Park Cities residents are not packing in Ford Stadium.

Two things differ in Dallas:

One there are tons of other sports venues, professional and otherwise to watch.

Two SMU sucks

All of that development has to a myth? After all you see and hear on the news these days, I could have sworn our economy was in the toilet and everyone was struggling to make ends meet?

The economy is and has been slowing down but Texas has not been greatly affected especially in the DFW area. This area is actually thriving and there are quite a few jobs here in comparison to the other parts of the country. Plus a ton of new people are moving here as well as companies. So while the economy is slowing down, thats not necessarily the case with Texas and the DFW area.

With regard to your first point, even with a population explosion the Denton population would not come close to Dallas' population. Also, one can be assured that more sports/entertainment options will come to Denton as the demand increases.

I'm sorry...I must've missed where in my post I put that...glad to have your ever watchful eye there to read what you want to into my posts.

There was a reason I isolated a particular part of your post...I agree with you (dear god) that GTM is pretty much beyond salvation and that the loop 288 area is a logistics nightmare. What I don't want to see in Denton, however, is the series of sterile, glass and steal 20 story buildings that line Central Expressway from the Bush to Mockingbird. Be more creative than that and atleast feign an attempt at keeping Denton a unique and seperate large-small town rather than just another suburb of Dallas

Some of us would like to see Denton grow into the 3rd point of the Metroplex triangle. It doesn't have to be a Dallas suburb, it can stand on its own.

I've never heard of building a stadium that is even capable of expanding to more than double its original size, at least not without a complete overhaul.

Are there stadiums out there that have done that?

Some of us would like to see Denton grow into the 3rd point of the Metroplex triangle. It doesn't have to be a Dallas suburb, it can stand on its own.

pretty much any of the larger stadiums out there now on the college landscape were small at first.

I know both Texas and Texas A&M both started out as small horseshoe stadiums of around 20 or 30k and know both are around the 90k mark and both still have the original structure as the lower bowl seating along the sidelines.

Ohio Stadium was built in the 1920s with a capacity of 66,000. People thought it was a waste.

The current Beaver stadium was originally 46,000. The record attendance is 110,000

Not sure where you get your info? Rayzor Ranch is moving forward and should be delivered for fall of 2009. The problems were with Allegiance Development who are no longer in control of this project.

Actually, I believe they will be turning dirt again next month.

It is scheduled to turn dirt once again in July, but what they have been telling city officials and residents in the city never happened. People who live along bonnie brae have complained that the mess they have caused on the land causes major draingage issues that hasn't even been looked into. Also the city had to re adjust their budget and tax revenues because of miscues given by the company. They have been dragging their feet every time they announce a date to start. This is coming from a city inspector who told me this as well as it was reported in the DRC.

To be frank. Seriously. A upscale outdoor mall in the poorest area of Denton, does anyone smell another Denton Factory Stores debacle but on a much larger scale. An outdoor center will have its off days here in north texas with winter months, rainy seasons, and inclement weather.

Walmart, Sams Club, and Lowes will be successfully because of the demand for cheap retail items. But Dillards, JCPennys, GAP, Ambercrombie, and other high end retailers in an outdoor mall setting will not be a smart move, they should have bought GTM demolished and built a stonebriar/vista ridge type setup. The south denton area is where all of the rich people are Southridge/Montecito/Forrestridge, not KRUM, PONDER, SANGER, and CORRAL CITY. I hope they dont think these cities or I should I say towns will bring them much business if any.

I know they are building a lifecycle center with upscale apartments and houses but that will be in another 5-7 years under their timeline.

Denton is definately the market but they pick the wrong spot for the shopping center, the land would have been perfect for a business park type development.

There was simply a change in controlling parties, and the time-line was modified. Allegiance turned dirt on the south side ahead of time and is probably responsible for any complaints you are hearing. The location is great spot for just about anything with access to the I-35 merge and the 380 intersection, let me ask how long you have been in the Commercial Retail real estate industry? I mean really do you have any idea how large of a trade area this location can pull from. By the way Dillard's, JCPennys, GAP are not high end retailers, they are just not discounters. Plus there is not enough room at GTM to build a modern outdoor mall/center, not even getting into poor traffic patterns and bad access around GTM in the 288/I35 mess.
