Hills of Denton

Tomlin Investments of Addison is working on plans for an area of just more than 2,000 acres north of Loop 288. The plans call for a mix of retail and office space along the loop with housing at the rear portion of the property. Early estimates ranged from 5,000 to 6,000 homes, but the developer has since bought additional property.

Cole Ranch

The Stratford Co. of Dallas is planning to develop a 3,406-acre ranch with the Cole family of Denton County into a large-scale mixed-use development off Interstate 35W. The property, which abuts Denton Municipal Airport, has been annexed into the city of Denton and is expected to be developed in four phases.

Rayzor Ranch

The estimated $1 billion project at U.S. Highway 380 and Interstate 35E known as Rayzor Ranch is winding its way through city hearings. In the next few weeks, the Planning and Zoning Commission, the Public Utilities Board and the City Council will vote on aspects of the project.

The idea, says Randy Holcombe of Holcombe Properties of Dallas, is to open Rayzor Ranch Marketplace — anchored by Wal-Mart Superstore, Sam's Club and Lowe's — on the north side of U.S. 380 by fall 2009. The rest of the northern development is expected to be finished the following year along with the south side — a proposed town center with housing, office space and more — expected to be finished between fall 2010 and spring 2011.

Select Medical

Construction is evident on the new $14 million rehabilitation hospital on the southwest corner of Rayzor Ranch.

Richard Fiske, vice president of development for Select Medical, said the facility, to be known as Rehabilitation Hospital of Denton, is expected to be finished by the end of August.

Port 35 North

Across the interstate from Rayzor Ranch, officials from Industrial Develop­ments Inter­national are continuing their plans to create a 1,200- to 1,600-acre business and industrial park on the west side between Airport Road and U.S. 380. The project, known as Port 35 North, is estimated to include about 12 million square feet of warehouse distribution centers and 2 million square feet of commercial and retail space.

Fastenal Denton

Passers-by have seen crews working on the shell of Fastenal Denton off Airport Road near the Denton Municipal Airport. Once completed, the light manufacturer and distributor of industrial fasteners will employ an estimated 90 employees.

Golden Triangle Mall

With its projected renovations waiting until the time is right, mall manager Matt Ludemann says Golden Triangle Mall is continuing to attract attention as new tenants move in.

GTM is dead. I don't care how much they renovate the thing, Razor Ranch is going to drive a stake through its heart. That land should be turned into a new downtown area with residential and commercial mid-size skyscrapers.

Fastenal Denton

Could this be a distribution center for Fastenal? Typically they do not have very large facilities that would employ 90 people.

All of that development has to a myth? After all you see and hear on the news these days, I could have sworn our economy was in the toilet and everyone was struggling to make ends meet?

Consumers are really struggling with the credit crunch on top of record high food and energy prices. For the most part, businesses are doing fine.

Some areas of the country are still in growth mode as in Denton, at least from a commercial arena I have a friend who has been in the real estate business in Denton for 15 years...times are really tough in that department. Credit is just too tight.

When I read this article, I realize how much Denton has changed in the last 20 years. When I first came to UNT in 1985, the pop sign read 49,000. Denton truly was a sleep little town. When I come back there now, I don't even recognize the place. The one addition I keep looking for is a shiny new stadium.

Here is the latest updates:

Rayzor Ranch is not doing anything, they announced that they were going to turn dirt last year, then announced this past spring then announced this June and still nothing has changed at all. So basically they put out these meaningless statements even though they have the demand from WALMART, SAMS CLUB, KOHLS, LOWES to get started, but don't have the capital. Huh, reminds me of our athletic department.

Cole Ranch became, Inspiration Inc, which is moving at a snail's pace, was noted in the DRC a few years ago to say that the developers approached UNT-Athletics officals to donate several hundred acres of land for UNT to develop a campus golf course. Havent even heard about this still being the case, but we all know what happens when our Athletic Department is OFFERED a donation ( i.e. Baseball program)

All Industrial Projects are quickly getting started or is near completion, also include ALDI, Inc which will compete for Walmart market share in the area by adding a 500,000 sqft distribution center in denton and two new stores. 14-18 stores in the metroplex.

Golden Triangle Mall is the biggest joke in Denton, the mall is going to be losing all of its current tenants to Rayzor Ranch and also the remaining stores are just kiosks and temporary stores. Little known fact about GTM, most of the small tenants don't pay rent in the mall, some of the existing stores in the mall which have failed are kept in the mall free of rent or pay minimal rental dues just to keep the mall occupancy up. The Mall needs to be demolished and a two-story mall needs to be built there so that market share doesnt go to other malls. It continues to drain Denton's economy and is an eyesore at I-35E and Loop 288.

Golden Triangle Mall Rep " We are getting new exciting tenants", such as the guy in the RV in the parking lot who sells woman's purse's has decided to open in the mall or such as an office for INS. Can't wait till that piece of crap and Fouts are razed.

Not sure where you get your info? Rayzor Ranch is moving forward and should be delivered for fall of 2009. The problems were with Allegiance Development who are no longer in control of this project.

The DFW area is projected to double in population from just under 7 mil to near 14 mil by the year 2030.

The North Texas region will be the most toll encumbered area in Texas.

Already land is being purchased and acquired for an outer loop north of 380. It will pass near the Celina area and continue making it's way towards Farmersville and further south.

The DFW area will not only become more congested but more expensive to travel in and around.

People living in and around the Denton area will see UNT as their main source of entertainment because of travel cost and time. They will embrace all UNT athletics as well as performances at the Murchison Center. They will become season ticket holders for football, mens and womans basketball, mens baseball and possibly womens soccer and softball. Tickets for the Murchison Center will be difficult to get.

It will happen unless the world blows itself up.

That is why we cannot afford to screw up the design of the new football stadium. Starting with 30,000 is ok if it truly is "state of the art" and can be readily expanded. However, the new stadium should be able to be expanded to no less than 75,000 because the population growth will support that size stadium, maybe more.

However, everything you mention already describes SMU, yet Park Cities residents are not packing in Ford Stadium.

Yeah, you're right. A crappy mall, nonsensical interstate access, and horrible traffic is just what the Loop 288/I-35 area needs.

I'm sorry...I must've missed where in my post I put that...glad to have your ever watchful eye there to read what you want to into my posts.

There was a reason I isolated a particular part of your post...I agree with you (dear god) that GTM is pretty much beyond salvation and that the loop 288 area is a logistics nightmare. What I don't want to see in Denton, however, is the series of sterile, glass and steal 20 story buildings that line Central Expressway from the Bush to Mockingbird. Be more creative than that and atleast feign an attempt at keeping Denton a unique and seperate large-small town rather than just another suburb of Dallas
