HEB is the real deal.  I will say that their own brand is showing up on the shelves more and more.  Especially when the Covid thing was at it's peak.   Still a great place to shop.

Buddy people are paying $600k near me just for 5000sqft lots in Dallas. Central Market is too bourgeoisie for me, and their selection is minimal.

Dallas ain't my most desired location and in the next few years I'll be going Northwest, but your need to shit on it at every opportunity is quite tiresome. We get it, no one cares.

HEB has land banked land all over DFW; some of it for nearly 20 years that I know of. When they buy the land it does not mean they plan to build anytime soon. 

But we will see, they are supposed to penetrate the core of DFW from the outsides in. 

I have two Central Markets by me I would love a standard HEB near me. Central market has great meat, and deli. The produce is really good also. Much better prices than Whole Paycheck.

Why does the grocery store game remind me of gangs and their turf wars?  Why hasn't HEB been in the DFW market all along?  It appears that certain grocery stores build in certain areas while others are not allowed, or choose not to.

It’s just the absolute best grocery store I’ve ever been to.  Great fresh food and vegetables, superior home made brands, reasonable prices, great service like they still bag the groceries with a smile… it’s just a superior business model that has great people behind it.

Ok, thanks.  How's the meat/butcher?  Akin to Kroger, Albertsons, Walmart, Target with usually select only cuts, or more in line with Market Street, Central Market, Sams, Costco with choice/prime options?

I grade grocery stores primarily by the quality of the meat and beer selection.  You know, like every other red blooded American male should.  🙂

Now I agree with you in part. I think it terms of management, Dallas has suffered a lot in the past 15 years or so. The current Mayor is good. He cares. We went through a rough patch where the mayors didn't care and city council members were corrupt. Some were prosecuted, some weren't.

If you look strictly from a real estate standpoint, there's lots to love about Dallas. It's just so big that it's hard to see it all. I'm not going to list them all (unless you make me) but Dallas has a lot of old neighborhoods with beautiful houses that have been well taken care of for decades. They're not all that hard to find either if you just avoid downtown. Suburbs are mostly subdivisions so it just depends on what you like, and can afford, if you're staying in DFW.

At the end of the day Denton is just a suburb city of Dallas and Fort Worth.

Actually I am paid to know better.

Not a fact the 2020 Census has huge issues for various reasons, one of the biggest was they did not send out census takers because of the pandemic.

I get briefed by demographic company presidents and also briefed from residential specialists. There is has been more multifamily, dense cottage homes, and gentrified areas where there was no one was living replaced with dense high rise apartments, than ever before in Dallas County. The house occupancy is at a record high. These new multifamily are full on delivery and have waiting lists. 

But you are welcome to think what you want.

I think they have good quality meats.  I haven't tried the other places, outside of Walmart, for meat, but I know the meats from HEB make great jerky.

I have shopped at HEB for the past 20 years and will rarely shop anywhere else.  Great store with great meat, deli, produce and beer selections.

When I was a young man hawking eye drops, HEB negotiated a lower price for a premium artificial tear than Walmart did. I think they are the best run grocery chain in the country. There are a couple of staples I can't find there when I am down in South Texas, but generally best inventory, best private label quality, best prices.

A Denton location has never been announced, and they've owned that land since way before the original post. Frisco will probably get a third store before Denton gets a first. *sigh*
