It will be 8 stories high, not actually eight stories. I have been finding out more and more about what is planned (rumours at least from the guys down there)... What they are hearing is a Walgreens or CVS in the spot where the Tomato is with apartments on that. The Drugstore would be the center focus building. It would also be the gateway to the elevators and stairs for the private dorms upstairs. So look at a normal Walgreens, it is at least 3 stories high. Then add a few apartments on top of it (which are taller then the average story) and you have a net of about 8 stories. The business owners I have talked to are very sad for their neighbors but very excited about the development. All those kids living that close will be good for business and they won't have to worriy about drinking and driving. The old nestors should be happy, too - the drugstore is supposedly gonna have a retro theme and even a soda fountain - much like the drugstores that used to populate the Fry Street area before the bars came around.

Saw a flash on the ticker last night that Toby Gowin had signed a deal with the Jags. Don't know the specifics; but it is good to have Toby in the NFL again.

You are absolutely correct. The ONLY thing that they would have had a problem with was the old parking ordinance - which I personally spent about $30K on fixing when I owned the Tavern. Now - if they build into their current spaces, it will reduce the space overall - and SOME of those bars do rent spaces from over there. Not saying anyone will lose their CO - but if they try to sell, they will likely not be able to acquire one without a variance... and getting a variance in Denton is very difficult. I was granted one for the building that the hair place is in next to Tavern and then they backed out of the sale for me to expand. So I had to go the other way. You would think that the same exact variance board would grant me a second one to go the other way - but it was denied. I appealed it three times - finally to the city council. Denied. That is when I had to get the parking ordinance changed. And it was me and me alone in that fight; nobody else wanted it to change because it would allow more competition into that area. Well, all of their spite and venom that they spewed over those years put up walls between a lot of the owners. Most of Ave A bonded together - and the conglomerate became their own entity. They will be affected by this very little. The Cool Beans Annex will likely be released to them at a higher price; but trust me - they can afford it. They will need more parking but as long as they are working to release the Cool Beans Annex then that will be able to be worked out. TJ's and Tomato - they are going to have significant raises in rent. I am not sure if they can handle those increases or not. We will see. In the meantime, the parking that spaces like Muthers and Tavern rent on the Ave A side are year by year leases. If for some reason, Cool Beans decides that they want to keep all their parking in house and move it over to the lot that they own (the pay lot) - then they could be affected for future CO's; but like I said - I don't see the city pulling anyone's CO that has been in business before the change.

Because football season is months away... because most posters only check the football message board... and because the founder/owner of the site started the thread and can do whatever he wants - you should thank him for some new news in this typically slow news period rather then complain about where the post was put. I guarantee you that if the football board os this slow in the first week of May; the basketball board here at GMG.com is getting about 35x times less traffic. I know that i would have never checked it to find this information out. So, thank you to Harry for the tidbit - this friend/fan/poster appreciates any NT news at this time of year about anything North Texas and Mean Green
-
The fact that they compete with Tech for recruits in West Texas helped this cause quite a bit. Also, it doesn't hurt that UTEP fans are very loyal; they averaged like 50K a game last year. Even during their down years (which have been many) - they always pull out great numbers - in the neighborhood of averaging 35K a game during 1 or 2 win seasons. Being the only show in town (with the closest real competition about 5-6 hours away) definitely has its advantages.

Ok, calm down - I want to be clear that all of this is rumor and that any greed is "allegedly" the story... allegedly It is not like I owned a bar there for 7 years or anything. I think that was a vicious rumor, too...
-
The Tavern (like most of the bars) is not on Fry Street. The whole area is called Fry Street but Fry really is just the small strip of road that runs alongside the headshop, the corkscrew, and up to the Tomato. Most of the bars are on either Ave A (Tavern, Muthers, Inferno - formerly Rick's place, Kharma Cafe, etc...) or on Hickory (Cool Beans, Lou's, Riprocks, etc..) Curtis is a poster on this board and big time supporter of the Mean Green. What he owns is the expansion side of Cool Beans, most of the parking on that side of the street, I believe he owns the building that holds some big coffee house - Uncommon Ground or something like that, and I think he owns the building that TJ's is in... The key to all of this is not really the buildings, it is the parking. In order to lease the building you have to show adequate parking to get your Certificate of Occupancy. I fought te city for many years and spent literally $30K getting the law changed from 1 spot per 100 sq feet to 1 spot per 400 sq ft when I owned the Tavern. It was because of this change in the law (actually, it is a city ordinance) that I was finally able to expand the Tavern... and that was a compromised deal... I wanted for the area to do away with the parking ordinance alltogether for that area - just like it is on the Square downtown. The corporate owners of Cool Beans, Lucky Lou's, and Riprocks fought me every step of the way because they saw Tavern as a threat (and deservedly so - we were kicking their asses and the guys that I sold to have continued to kick their asses). Everyone that thinks that group is filled with "hometown bars" is a little delusional - they are allegedly a fairly large, considerably wealthy, and influential property group with developments from Denton all the way to College Station. The only real hometown owned places down there are Tavern, Muthers, The Tomato, and TJ's/Texas Jive. State Club turned into Jimmie Johns but it is just a franchise owned by the same buy that owned State Club - Kenny, so I would consider that hometown grown as well. I think that there is one bar on Fry Street (the actual street) called Wings, but I am not sure if it is still around. Also, the old Jim's Diner became Bagheri's for awhile - and I think Curtis owns that building as well, just not sure if Bagheri's is still there or not. As for the the conglomerate of Lou's, Cool Beans, and Riprocks - they are staffed by great employees and have a nice "hometown/homespun" feel to them; but the truth is - they are corporate owned by the same property development group and that group owns most of their own buildings as well as most of their own parking and most of everyone else's parking as well. They own the building that Muthers is in. I think that they tried to buy the Joe's Cleaners building but lost out on the bidding. That area is a really neat, nifty, creative college environment - but it allegedly has just as much corruption as any other major real estate venue would being so close to the University. It would be kind of ironic for the Cool Beans group to lose their annex and their parking across the road; especially since they fought so hard to keep the ordinance the way it was. They would most likely not be effected by it short term, I don't see the city yanking anyone's CO over the parking - but their property values would probably drop considerably because any new business trying to occupy the space under a new owner/partnership would not be grandfathered into the buildings under the current statute. BTW, these rumors have been going around since before I opened the Tavern way back in 1995... there is ALWAYS someone interested in buying up the property in that area and there are always bar owners squabbling with one another over the smallest of things... I know that I had my share of fights with the city as well as the MarPac Corporation that owns the "other" group of bars... I always tried to get all the indies to unite and fight them, the whole "there is strength in numbers" arguement... but when you are dealing with bar owners, egos get in the way of accomplishing anything. The only time we ever fought together on something, we had a resounding victory (moving the hours from midnight to 2 a.m.) - just think, if those knuckleheads could just work with one another a little bit, there would be no worries about Starbucks / Barnes and Nobles coming to Fry Street - but those folks simply do not work together on stuff. At least they didn't when I was around. Fry Street Fair would nearly get cancelled every year because some dumbass down there would want a "cut" from the Delta Lodge - because having the largest grossing sales day of the year wasn't enough for some dipshit. You could count on it like clockwork... and eventually, their greed (along with the City's Greed - they wanted their cut, too) did drive the Fair away.

So has the Alamo Bowl been renamed the San Antonio Bowl? I liked the name "The Alamo Bowl" - I hope that hasn't changed.

I miss Spring Break - oh man, I miss Padre in March. If you are a student reading this - pack up a dufflebag right now - get in a car - and head south. You won't regret it. My first trip to Padre was on a whim, deciding to go at a party - with no plans of where to stay once I got there, just a few bucks in my wallet and a change of clothes. It was one of my best Spring Breaks ever. Those memories will (hopefully) stay with me the rest of my life - go get some memories like that while you can! Trust me, once you are out of school - it is very unlikely that you will make it back to Padre for an after college Spring Break. Carpe Diem - Seize the Day!

What is the best college venue you have been to

I don't get the Amon Carter love - to me it is boring and the fans are not very exciting either. But hey - I am a guy that likes Fouts so my views are way off from Joe Fan. My favorite place to watch a game - Fouts Field. Nothing like going "home" to Denton and watching my Mean Green play. As far as stadiums that I have been most impressed with outside of ours - probably Air Force... with NMSU coming in a close second. I have been to a game at the Sun Bowl (UTEP) and that was a pretty awesome environment - more tailgating then you see even at a big school like UT or OU - the city really embraces UTEP football and makes a full day out of it, but then again, there really is nothing else to do other then go across the border to party in Mexico. As for BCS schools - the newly remodeled Oklahoma State stadium/arena is a marvel. When they rebuilt the basketball arena - they cut the roof off, built it up to add about 4K seats and then built a new roof on it. At the same time, they added luxury suites that are good for both basketball and football. Since the basketball arena hugs the corner of the stadium, they designed it so that if you bought a luxury suite on that side, you could have the option of buying it for football as well. Pretty cool stuff. They let the suite leasee's decorate the suite any way that they want.... so it is like their home away from home suring both basketball and football. -
I know that the date has changed a few times - which day is this on again? April 1st or 8th are the two dates I have seen thrown around. Just tell me when and where - we are gonna spank their little asses once again - making it 3 years in a row.... that I have been on the winning team.

APR Punishes The Have-Nots Of College Sports
stebo replied to MeanGreen61's topic in Mean Green Football
Well, UL (Lafayette) has never been IAA, they have always been IA in football; they just played as an Indy for most of those years with one year in the Big West before they were booted out so the conference could go a "different direction" - that direction eventually meant to disband football. And the budgets for the UL's is different then other schools. Every citizen of the state of Louisiana gets free tuition so it messes with their NCAA budget every year to make it look like they are losing money - but after the school reimburses the Athletic Department for all of the athletic scholarships - they about break even. Also, Monroe got in the black last year for the first time since moving up to IA. It wasn't by much - but they made a profit of about $73K. Finally, there was a three way tie for first place last year in SBC football - UL-Monroe, UL, and ASU ended up in a three way tie for the championship. The football players from all three schools got rings and Co-Champion rings - just like MTSU did with North Texas in 2001. ASU got the bowl bid because they won the tie breaker for bowl eligility. One other thing, I believe that UL won the Big West during the one year that they were a member... but I am not sure on that, it could have been La Tech. -
Tried, tested, and proven - my man UNT_92_Fan is the key to our success... well at least one of them! And yes, I drafted you first - you are our QB and we WILL be kicking that ass once again!

Hope, we got Billy (SkidSTG) added - both of us (the captains) agreed to it and they let me draft him. So he will need his shirt in Green. I need a shirt - XL - in green - STEBO on the back and if we are doing numbers this year - 03 for my number. Gracias senorita.

Hey Med - will you post a link in this thread to the chat room? I am having trouble finding it for some reason.

That is a fantastic post. You summed up what many of us were trying to argue perfectly.

Hey Emmitt - it is the 1st and the draft is tomorrow... I haven't gotten the roster yet for players available to choose from. Can you e-mail it to me @ steve@gomeangreen.com? Thanks
