I value properties at work and I know this will be hard to believe by some but the property as it sits today is worth $6.25 million. I did some quick math (I know I did not take in to account many variables) to see what the Sack 'N Save space would rent for today. Then I checked to see what the market is renting for to ensure that it was fair. For a valuation of $6.25M (using a Cap rate of 5%) the space would need to rent for $20.88sf. This is in line with other retail space with I-35 frontage. There are two spaces available for lease today that I was able to find on a quick search. The first is near State School Road and is listed for $20.00sf. The other is near Teasley and is listed for $21.00sf. So on the surface the valuation is on target. For those that may care or want to argue the value here is the math. For this type of commercial real estate and in the interest of speed I valued the property by the Net Operating Income (Income minus operating expenses; excluding Tax, Debt Service, capital expenditures, Deprecation and Amortization). Divided by the cap rate (5%) This provides the value. V=NOI/Cap I used a 5% cap rate because of the location to the University, otherwise I would have had it between 6 and 6.5% Location is a major player in this case thus the lower cap. So assuming a $6.25M value and a 5% cap rate, the annualized NOI would need to be $312,500. This breaks down to $26,000/mo. Assuming a 15,000sf store (most grocery stores are between 13,000 and 18,000sf) this breaks down to $20.88sf (in line with the market) I would guess that Sack 'N Save as a long term resident is not paying $20.00sf. I could argue that if they are paying $15ft that the property is only worth $4.5mil but since from my understanding they do not have a lease I have to use market value to do my math. I would guess that the final deal will end up around the $5.75mil range unless there is something else to the deal. Knowing that there is a threat of an eminent domain purchase the owner of the building should not balk at an offer higher than $5.5 because that is far higher than they will get if the state values the property as they will use the current NOI. If I were look to buy this property I would use other methods to value the property to be more accurate but for just a quick look the value looks pretty close. -

DENTON, Texas - Due to the continuing demand for tickets to the Heart Of Dallas Bowl, as well as the demand for free transit passes for train service to Fair Park, the North Texas Athletic Ticket Office at Apogee Stadium will open on Saturday, Dec. 28, from 8 a.m. to 5 p.m. The ticket office was already scheduled to be open additional holiday hours in the lead-up to the New Year's Day game between North Texas and UNLV at the Cotton Bowl. Kickoff on Jan. 1 is 11 a.m. The North Texas football team heads to Dallas on Saturday to begin its final preparations for its first New Year's Day bowl game since 1948. Tickets for the game, which cost $75, will continue to be available at the North Texas Ticket Office, both in person and online, until Dec. 31. The ticket office will be open Friday, Dec. 27; Saturday, Dec. 28; and Monday, Dec. 30, from 8 a.m. to 5 p.m. On Tuesday, Dec. 31, the ticket office will be open from 10 a.m. to 3 p.m. The ticket office is also distributing free transit passes for train service between Denton and Fair Park for the New Year's Day Heart of Dallas Bowl. The passes are also available at Denton County Transportation Authority's Downtown Denton Transit Center located at 604 E. Hickory (passes are NOT available from DART). The service uses DCTA's A-train and DART's Green Line. There is a strict limit of one ticket per person, so each rider must pick up their transit pass in person. From what I understand they are off this week, in theory to prep for finals. Next week will be finals so I would guess that there will not be a lot of full on practice next week (they are student athletes after all) I think they will have film, conditioning and weight room sessions this week and next week with practice for the Bowl game starting in earnest on or about the 14th. There is not limit on how may weeks of practice in the NCAA rules, however, the hours per week are limited as they are for every week of the season.

The USA Rugby College 7s National Championship is being played this weekend in Greensboro, NC and our very own North Texas Rugby team qualified. In the most recent rankings, UNT’s 7s team is ranked 22nd in the nation and is the only school in Texas in the top 25.They will be going toe to toe with several "big name" universities such as Florida, Oklahoma, Texas, Auburn, Arizona State as well as some lesser known Rugby powerhouses Life, Air Force, Navy, Davenport and Lindenwood. They will play 3 games tomorrow to determine seeding in the finals on Sunday. Tomorrow they play Arkansas St (#1 ranked team in the country) at 9:20, Oregon State (16) at 1:20, and Florida (25) at 4:00pm. Absoutly hate this uniform. I am ex-military and I support the idea and the mission of the uniform, however, it is in direct violation of the US Flag Code. Have some respect for the flag that people have fought and died for... Do not use it as a prop. (j) No part of the flag should ever be used as a costume or athletic uniform. However, a flag patch may be affixed to the uniform of military personnel, firemen, policemen, and members of patriotic organizations. The flag represents a living country and is itself considered a living thing. Therefore, the lapel flag pin being a replica, should be worn on the left lapel near the heart.

Home in Haltom City Clayton George found himself in a unique position to relate to Dunbar when he arrived as Haltom’s head coach in the spring of 2006. George had just spent a couple of years as the head football coach at Dallas Hillcrest, his first head-coaching job after leaving Southlake Carroll. Hillcrest became a hub for families displaced by Hurricane Katrina. He coached several players from New Orleans and heard their stories about the storm and the tragedy that came afterward. “I still can’t imagine what they went through and what they saw,” George says. “I had heard those things before I met Lance. I kind of knew where he was coming from.” George inherited a player with unique talent as both a rusher and a receiver. Dunbar joined Haltom midway through the 2005 season and gained 640 yards and scored four touchdowns. In his one season at Haltom, George says he did everything possible to put the ball in Dunbar’s hands. That translated into 1,100 yards rushing and 14 touchdowns, along with 750 yards receiving and two more scores in 2006. George spent just one year at Haltom because, shortly after the end of the 2006 high school football season, he accepted a job as the wide receivers coach at the University of North Texas offered by his former Southlake boss, Todd Dodge. But in less than 12 months, Dunbar and George had connected on a personal level. George got to know not just Dunbar but Jones and the rest of Dunbar’s extended family. George and Dunbar still talk regularly and the family invited George to their home on the final day of the NFL Draft. George was there to watch the dream come together for the player he calls his “favorite” of any player he’s coached. Their relationship extends beyond Dunbar’s obvious talent. “Lance is quiet and humble,” George says. “He’ll open up, but he’s reserved and quiet. He’s that way but he has a great sense of humor. He’s someone that was raised well. His character and integrity are tremendous. I sound so cliché talking about him.” When George left for UNT, he told Dunbar he would come back for him. Dunbar finished off his career at Haltom in 2007 with a 1,200-yard season. Oklahoma State wanted him. Colorado wanted him. So did Virginia. But Dunbar chose North Texas. “Initially, I was going to go to Oklahoma State,” Dunbar says. “(But) I also wanted to play as a freshman. I didn’t want to sit out. I’ve always felt if you’re good enough you can make it anywhere.” So Dunbar signed with UNT, a decision that admittedly made Jones happy. She and her husband went to every game. So did Lance’s father, Lance Dunbar Sr. Denton, Texas is a heck of a lot closer to Haltom than Stillwater, Okla. And it was proof that Texas was now home. The test? The day he signed with UNT, guess who called the Mean Green’s newest recruit? LSU. “LSU was definitely the school I wanted to go to when I was down there,” Dunbar says. “They were one of my favorite schools growing up. I was a big LSU fan, but that all switched after I went to North Texas.” Making History Dunbar wanted to play right away, and he did. When he received his first start for the Mean Green, he torched Louisiana-Lafayette for 224 yards and four touchdowns. By the time he ended his UNT career, he had torn up the Mean Green record book, which was once the sole property of Patrick Cobbs. Dunbar finished with 4,224 yards, making him the program’s all-time leading rusher. Additionally, he is now UNT’s all-time leader in touchdowns (49), all-purpose yards (5,375), 100-yard rushing games (21), points (294) and rushing touchdowns (41). He was also the only Mean Green runner to have three straight 1,000-yard seasons and became just the sixth back in FBS history to compile 4,000 rushing yards and 1,000 receiving yards for a career. He earned All-Sun Belt first-team honors twice and Sports Illustrated named him honorable mention All-America twice. He ended his tenure in Denton with a crescendo. He rushed for 313 yards against Middle Tennessee in a game played in a cold, driving rain for most of the contest. That night he broke Cobbs’ career rushing mark with Cobbs in attendance. But that wasn’t enough to entice NFL teams to draft Dunbar in April. Had one done so, he would have become just the second Mean Green player to be drafted in the last 16 years. But had one done so, he might not have ended up in Dallas. Dunbar did not earn an invite to the NFL Scouting Combine in Indianapolis in February, so his one opportunity to impress NFL scouts came in March at the Mean Green’s pro day at Apogee Stadium. 7 pages because some would like the band to be in uniform? I find it funny that IF you !!!!GASP!!!! dare to say anything about the band you will get lit up on this board. 1. The shorts and t-shirts would be fine if they were uniform!!!! There are 30 different shades and 50 different lengths. This by definition is not uniform. (for those who say Texas does it, you are right but everyone is in the same uniform from the shoes to the hat) 2. Now the band will argue that it cost too much to put everyone in the same shorts, shoes, shirts, and hats… For a hat, shirt, short, sock, and shoe combo it would be less than $100 if we used the purchasing power of 300+ (as of right now each member purchasing at least the shorts, socks, and shoes anyway, and I am sure if we ordered 300+ that we could get better pricing than what they are paying now at Old Navy, AE, and Wal-Mart) 3. Unless you have been in band you just do not know how hard it is to spend a full afternoon in the sun working in uniform. Having served in the military, I would argue that the soldiers with 100 pounds of gear including body armor in Iraq have it a bit worse than those in a band uniform not to mention the police, firemen, and football players. (Sorry band you loose this argument) 4. The band is technically one of the best there is in the country, however it may or may not translate into the game day experience. This depends on what you want to hear. 5. Everyone has said that the band sounds great! Say thank you. 6. Please be open to suggestions, those of us who have not been in band do not know the reason for a lot of what you do and we will make stupid suggestions. Take the high road and educate us without being defensive. 7. Do like every other organization does with these online forms. Take it with a grain of salt. Look for good suggestions and act on them, find the stupid suggestions and discard them. Now I know I was not flattering to the band I here come the “how dare you” and the -1’s this is the cost for talking about the sacred cow. We have a game today! I for one am looking forward to a well fought game and a win and will not think once about the band! Sorry music is not high on my game day experience, I am much more in to the X’s, O’s and blitzes. I will tell you, however when I played the band did get me pumped up before the game, Thanks for those memories, the drum line in particular ROCKS!
